Project Manager (Hotel Development – Construction / MEP)

Purpose
Manage the end-to-end delivery of a hotel development project in Italy — from the active construction phase through fit‑out, pre‑opening coordination and final handover to operations. The Project Manager will act as the primary on‑site representative of Apex Alliance, ensuring the project is delivered on time, within budget and to the required quality standards of both Apex Alliance and the hotel brand partner. The role requires close coordination with contractors, consultants, brand technical teams and internal stakeholders across development, finance and hotel operations.
Key Responsibilities
Project Delivery & Construction Management- Manage day-to-day construction and fit-out activities on site in Italy
- Ensure project delivery in line with the approved timeline, budget and quality standards
- Maintain and control the project master schedule, proactively identifying and mitigating delays
- Oversee procurement and installation of FF&E, OS&E and specialist equipment
- Coordinate with general contractors, subcontractors and specialist suppliers
- Manage relationships with architects, engineers, consultants and technical advisors
- Work closely with the hotel brand’s technical services team to ensure brand compliance
- Coordinate project activities with Apex Alliance development and operations teams
- Own the project budget and ensure disciplined cost control
- Manage cost reporting, change orders and financial tracking in alignment with Group Finance
- Provide structured weekly and monthly progress reports to the Head of Development
- Maintain clear project documentation and reporting structure
- Ensure compliance with Italian construction regulations, permits and safety requirements
- Coordinate with local authorities and permitting bodies
- Maintain the project risk register and implement mitigation strategies
- Support transition from construction to operational readiness
- Coordinate with the future hotel management team during the pre-opening phase
- Oversee snagging, commissioning and final project handover to operations
- Oversee installation and coordination of MEP systems (HVAC, electrical, plumbing, fire safety and BMS systems)
- Coordinate technical design and execution with MEP engineers, consultants and contractors
- Ensure compliance with brand technical standards for engineering systems
- Monitor MEP construction progress, testing and commissioning
- Coordinate integration between MEP systems and architectural / structural works
- Manage technical documentation, shop drawings and engineering approvals
- Oversee testing, commissioning and handover of all engineering systems
Requirements
- 5–10+ years of project management experience in construction, real estate development or hotel development
- Proven experience delivering complex building projects from construction through fit‑out
- Hospitality project experience is an advantage, though candidates from commercial, residential or mixed‑use development are welcome
- Experience working in Italy or with Italian construction practices and contractors is a strong advantage
- Strong budget management and cost control experience
- Ability to coordinate multiple stakeholders across international environments
- Hands‑on working style with strong on‑site presence
- Fluent English required
- Italian language skills are a strong advantage
