Position Overview
We are seeking a dynamic and communicative Facility Manager to join our expanding operations in Italy. This is a starting position with a clear path for professional growth, including the opportunity to build and lead a local team.
As a key liaison between our Polish headquarters and the Italian market, the ideal candidate will play a pivotal role in the development and management of our warehouse network, ensuring alignment with company standards and strategic goals.
Key Responsibilities
Development of the warehouse network:
- Active search for new locations for warehouse facilities in Italy, in line with the company's strategy.
- Analysis of market potential and competition in individual regions.
- Negotiating the terms of lease and tenancy agreements.
- Cooperation with local real estate agencies and developers.
- Preparation of analyses and reports on potential investments.
Managing existing facilities:
- Supervision over the ongoing technical maintenance of warehouse facilities.
- Management of contracts with service providers (technical service, utilities, etc.).
- Control of the operating budget of facilities.
- Conducting technical and security audits of facilities.
- Cooperation with tenants and solving current problems.
- Being a point of contact for our co-working spaces, managing all the contractual aspects for actual and possible future offices.
Support for the investment process:
- Cooperation with the investment department in Poland on the implementation of new projects.
- Supervision over the construction and finishing of facilities, in accordance with the company's standards.
- Cooperation with local contractors and subcontractors.
- Monitoring of work progress and quality control.
Collaboration and communication:
- Regular reporting to the head office in Poland.
- Building and maintaining relationships with local business partners.
- Representing the company on the local real estate market.
Experience:
- Experience in the commercial real estate industry (warehouses, logistics) in Italy.
- Knowledge of the local real estate market and the specifics of the logistics industry.
- Ability to negotiate and manage contracts.
- Experience in managing investment projects or commercial facilities.
- Knowledge of technical issues related to the maintenance of facilities.
- Ability to analyze data and prepare reports.
- Good knowledge of English (communication with the headquarters).
- Independence, initiative and problem-solving skills.
- Good organization of work and time management skills.
- Category B driving license and mobility.
Nice to have:
- Higher education in real estate, construction or logistics.
- Experience working in an international company.
- Knowledge of additional foreign languages.
