Job Description Summary

Cushman & Wakefield, one of the global leaders in real estate services, is looking for a Commercial Property Manager to join the Asset Services Department.
The resource will be responsible for supporting the Commercial Property Management team in the operational and strategic management of the clients' portfolio of properties (Funds, SGRs, etc.), mainly for office buildings.

Job Description

Role Purpose:

• To deliver comprehensive commercial property management services to a broad property portfolio in Asset Services.

• The Commercial Property Manager is responsible for the commercial management of properties in the portfolio in accordance with the Management Agreements.

• The Property Manager is involved in all aspects of day-to-day operations of the property.

• The Commercial Property Manager handles tenant complaints and service requests, and must be familiar with the terms of tenant leases.

• The Commercial Property Manager assists in the preparation of the annual budget, reporting, and financial performance of the property.

• The Commercial Property Manager supports management’s efforts in implementing policies, procedures, and programs ensuring a well-managed, well-maintained building, emphasizing positive responses to tenants' concerns, environmental health and safety, and quality programs in coordination with the Owner.

Responsibilities:

Clients & Business Development

• Leverage and own Cushman & Wakefield's property management services to clients.

• Seek ways to create value for the client’s portfolio proactively.

• Collaborate and communicate with internal teams (e.g., Technical Manager, Client Finance Manager) to maximize understanding of business opportunities.

• Liaise with clients and third-party stakeholders in the best interest of all parties.

• Maintain a client-centric approach to service level agreements and internal processes.

• Gather and act on client feedback.

• Maintain industry knowledge and develop external networks for business opportunities.

• Understand current industry practices and trends.

Day-to-day Business:

• Manage tenant relationships by providing excellent service and responding promptly to requests and problems.

• Conduct periodic property inspections to ensure lease compliance and property upkeep.

• Maintain accurate and up-to-date property and lease files.

• Assist with tenant occupancy procedures, including onboarding new tenants with necessary information.

• Support the Technical Property Manager in establishing management plans and maintenance policies.

• Assist in producing monthly and annual reports, including commercial reporting and benchmarking.

• Prepare commercial budgets.

• Maintain contact databases and manage property-related documentation.

• Represent landlords in dealings with officials, tenants, and contractors.

• Manage legal and insurance matters related to properties.

• Assist with departmental reports, tenant move-ins/outs, and invoice management.

• Coordinate meetings, appointments, and property information organization.

• Verify invoice accuracy and explore cost reduction opportunities.

• Support accounting with vendor issues and property expenses management.

Operations and Risk:

• Ensure compliance with firm procedures and guidelines on health & safety, quality, risk, and conduct.

Profits & Finance:

• Generate revenue through proactive management and portfolio recommendations.

• Contribute to departmental sales, billing, and profit targets.

People and Teams:

• Manage property risk and ensure compliance.

• Maintain internal relationships with teams and senior management.

• Share best practices and develop internal networks.

Education:

• High school diploma/GED; Bachelor’s Degree preferred

Experience:

• 2-3 years of real estate property management or related experience

Skills:

• Proficiency in Microsoft Office Suite

• Good command of AutoCAD

• Some finance experience is a plus

• Demonstrates initiative and urgency in daily duties.
